We are currently buying a property. It has a decent sized garden, with an old garage.
We plan to knock down the garage and increase the lawn/garden area.
Will this reduce the value of the house?
Is a garage more valuable than a larger garden?
If you are concerned with resale value, the garage is in. If you are looking for saving on groceries and beauty value, the garden is in. You will need to add up the pros and cons and then decide. Depending on where you live, are you going to need it for storage space, how old and stable the building it, what it looks like and such.

Reply:It's all according to whether you intend staying in the house or if it's just being modernised and sold again.
Not having a garage might have a slight affect on the price when selling but by disposing of the garage it could reduce the amount of general rates you have to pay.

Reply:Yes as garages are sort after, especially where i live. I would not take down the garage, if you have not got a car you could rent it out to a neighbour. it will decrease the value a bit of your home if you get rid.
Reply:Unless the garage is a mess, i.e. dilapitated, then knock it down...but generally a garage will add more value than a garden of the same size...
Reply:If you are attracted to a garden, the person that may purchase your home in the future maybe as well. I do not have a garage. I would prefer the garden space.
Reply:personally i would say that a larger garden would be better especially if this property is marketed as a family home, after all a garage is just somewhere to dump your sh*t. how many people do you know with a garage actually put their car in it? sheds are just as good. i'd go with the larger garden. we have a massive garden and no garage and everyone loves our garden but no-one ever asks where the garage is !!
Reply:Probably will. Even an old building (as long as it's stable) is worth more than no building at all. But if you're going to be there for a long time, what is important is what you'd rather have there in that spot.
